3,812. Selling Houses in the Two Adars

Hilchos Shemittah v’Yoveil 12:6

Let’s say that someone sold two houses, one in the middle of first Adar and the other on the first day of second Adar. When the lone month of Adar of the next year arrives, the year for the house sold on the first day of second Adar is completed. The year for the house sold in the middle of first Adar isn’t complete until the middle of the lone Adar. This is because the buyer took possession of it in the “leap month.”

Hilchos Shemittah v’Yoveil 12:7

Let’s say that the last day of the twelfth month arrives but the seller can’t find the buyer in order to redeem his house. In such a case, he can give the redemption money to the court and then forcibly enter the house. When the buyer returns, he can collect the money from the court.
